Two new 591-foot-tall skyscrapers, joined at the top by a daring “sky pool,” will rise above Dubai’s Marasi Marina.
But the soaring 43-foot infinity pool will not be accessible to the public, not even to most luxury tower residents; It is part of what its architects describe as an exclusive “ultra-penthouse.”
The new Regent Residences Dubai, consisting of 63 luxury residences, will be worth an estimated $1 billion upon completion in 2027. The 35,000-square-foot penthouse features six bedrooms, a gym and a private elevator.
The project’s other apartments, which measure more than 6,500 square feet, will each occupy an entire floor. They were oriented to offer views of the marina and the nearby Burj Khalifa, the tallest building in the world.

And residents don’t have to worry about missing out on the “heavenly pool”—all apartments have their own private swimming decks (and access to another 82-foot indoor lap pool).
A series of newly released renderings show the stepped pool terraces protruding from the facades of the two towers. The design was “inspired by cascading water,” according to Foster + Partners, the architecture firm behind the project.
Real estate company Sankari (which developed the project along with IHG Hotels & Resorts) declined to reveal to CNN how much the “ultra-penthouse” will cost, although the other residences start at $10 million each. Billed as the “crown jewel of Dubai”, the luxury development also features 10 houseboats called “water villas”.
Residents will enjoy access to tennis and paddle tennis courts, outdoor lounges, a private cinema and a virtual golf simulator, among much more. Meanwhile, the podium at the base of the towers will feature open green spaces, restaurants and retail spaces.
The project is part of a major redevelopment of the waterfront neighborhood of Marasi Marina in Business Bay, a new high-rise development on Dubai Creek, south of the city centre. It is the first Regent Residences property in the Middle East.
The two towers are not identical, although they share the “same design language,” according to Foster + Partners. In a press release, the firm’s studio director Gerard Evenden said the project’s “dynamic, twisting form and articulated façade” will make it “a distinctive new addition” to Dubai.
Foster + Partners, founded by celebrated architect (and winner of the Pritzker Prize, the profession’s equivalent of a Nobel) Norman Foster, has designed many other high-profile buildings in the UAE in recent years. These include an 80-story skyscraper in Dubai, called The Index, and the House of Wisdom, a library and cultural center in Sharjah. The firm’s sculptural Zayed National Museum, which will serve as the centerpiece of Abu Dhabi’s new Saadiyat Island Cultural District, will open its doors later this year.
This is not the first time that a pool has been suspended between buildings: London’s transparent Sky Pool, built on the 10th floors of two residential towers, opened in the Nine Elms neighborhood of the British capital in 2021.
